CONSERVATION EASEMENTS AND YOU *

YOU MUST FENCE OUT AN AREA AT LEAST 50 FEET WIDE ON EACH SIDE OF ALL STREAMS, LAKES AND DRAINAGE DITCHES (Min. of 125ft. wide). This is approximately 3.7 acres out of each 40-acre tract or about 10% of your property for every stream or waterway.

  • Easement holder agrees to pay 80% of cost to fence. (The "Hook")
    Seller will pay 20% of fencing but will furnish all labor.

  • Easement holder will promise to preserve this land for future generations. (Whatever that may mean-including protecting it from trespass or from any productive usage by the public or by yourself or by your heirs.

  • Easement holder will allow beavers or natural tree fall to dam streams and flood adjacent land. This new flooded area will be designated as wetlands; you can build another fence around it and deed that land to us also.

  • If you need to cross this easement to gain entry to your property, it may be allowed, but only if you pay a mitigation fee. (96 cents per square foot is standard. This is equal to $42,336 dollars per acre).

  • You must pay all taxes and you must maintain this property to our satisfaction, or we will sue you for noncompliance and you must pay all court cost and resulting damage assessments and fines.

  • Our easement will void your title insurance. (sorry)

  • No one will be able to borrow money on this land or your adjoining property.The easement clouds your title. Banks will not accept this land as collateral. Your only potential buyers will be the government or their NGO’s -- (bottom dollar deal)

  • We or our agents will be able to cross your adjoining property at will, to examine our new land and see if endangered species are present or if the clean water laws are being violated. If so, we will inform the EPA or FWS so they can fine you out of existence or confiscate your remaining land.

  • We can sell this easement to whomever we wish and they can do whatever they wish with the property without asking your permission, but you are still bound by all the above restrictions. (Easements are traded and sold like stocks)

  • Either the Federal Government or one of the environmental NGO’s (non governmental organizations) will pay us to manage this property, using your tax dollars, until we sell it to the government at a big profit.

  • Our first contract will only be for seven years, (right!). We may even pay you a small sum for this easement -- but the real purpose of this first contract is to give us the time required to pass "Home Rule" and zoning laws so that we can permanently confiscate your property. We control it; how will you get it back?

You can help - if you sign a conservation easement, our acquisition cost will be less than 10% of the value of your land as opposed to the "just compensation" (100%) required by the U.S. Constitution, yet we will gain total control. This will allow us to steal 10 times as much land for the same amount of money!!

Our ultimate goal is to fulfill the "Wildlands Plan" which will give 60% of America to government agencies and NGO’s as wilderness areas. This land will be completely devoid of humans. People and their destructive ways will be confined within urban growth boundary areas called "UGB’s" or "Human Habitation Zones". The people will be in zoos and the animals will run free.

What do you mean - we must be crooks? This is the same deal the U.S. Fish and Wildlife service, the Nature Conservancy and "Alabama Forever Wild" is offering you. We just told you the truth about the "fine print".

*A "conservation easement" is actually not an easement but a "negative use covenant" whereby the landowner’s claims become subservient to those of the individual or entity to whom the easement is granted. In effect, the landowner becomes a tenet on his own property with many responsibilities, but drastically reduced asset value and virtually no property rights.
